An overview of Real Estate Appraisal valuation procedures.
Continue to establish your foundation for the appraisal profession by learning the steps for appraising all types of real property. This course reviews the three approaches to value (the Cost Approach, Sales Comparison Approach, and the Income Capitalization Approach) and explores real-world examples of each approach to value.
Residential Market Analysis & Highest and Best Use15 Credit Hours (TALCB)
Learn to properly collect, analyze, and understand market data.
Market analysis and highest and best use are key elements involved in a credible real property valuation. This course will give you the tools and insights needed to expand your knowledge in these critical analyses. It reviews the basics of analysis, including definitions and terminology, boosts your knowledge of common methodologies used to extract information from the market, and explores the concept of highest and best use and the theory of consistent use.
Residential Site Valuation and Cost Approach15 Credit Hours (TALCB)
Explore the fundamentals of site valuation and cost approach with course content designed to meet the requirements of the Appraisal Qualifications Board as part of the required Real Property Appraiser Qualification Criteria. This course fulfills one of the elements of the AQB’s Required Core Curriculum for Licensed Residential Real Property Appraiser Classification and the Certified Residential Real Property Appraiser Classification.
Residential Sales Comparison and Income Approaches30 Credit Hours (TALCB)
Cover the basics of income property principles that affect the appraisal of residential properties. With this course, you will expand your knowledge of the two primary approaches used to value real property, boost your knowledge on the principles of income capitalization, and set a foundation for more advanced general appraiser classes.
Advanced Residential Applications and Case Studies15 Credit Hours (TALCB)
Designed to comply with the 2008 Real Property Appraiser Qualification Criteria established by the Appraiser Qualifications Board, this course is structured around four specialized areas of appraisal practice: complex property appraisal, market analysis, challenges in the sales comparison approach, and highest and best use analysis. This course provides a thorough explanation of complex properties, reviews the COMPETENCY RULE and the SCOPE OF WORK RULE aspects of USPAP, explains the valuation process and reporting process for complex properties, and examines 15 advanced case studies that illustrate the practical application of each principle discussed.
Residential Report Writing and Case Studies (QE)15 Credit Hours (TALCB)
An appraisal report is both the final step and a critical element in the appraisal process. Get up-to-speed on the techniques and procedures associated with writing a proper appraisal report and uncover the various reporting options available. Learn the foundational requirements for these reports, which are taken from USPAP and intended users such as Fannie Mae and HUD. You will also enhance your learning with interactive case studies on a single-family dwelling and a three-unit residential income property.
Statistics, Modeling, and Finance15 Credit Hours (TALCB)
From graphic analysis to measures of dispersion, this course takes you inside a range of topics relating to statistical analysis, mathematical modeling, and the principles of real estate finance as they apply to the appraisal profession. You will advance your skills through demonstrations of mathematical and valuation modeling, automated valuation models (AVMs), and linear and multiple regression analysis. Review the role of the Federal Reserve System and the history of financing in the United States. This course is structured to conform to the 2008 Real Property Appraiser Qualification Criteria established by the AQB.
Supervising the Trainee Appraiser: National Regulations and Responsibilities4 Credit Hours (TALCB)
A course that aims to assist in creating competent appraisers who promote and reinforce ethical appraisal practice.
The course commences with an overview of national and state appraisal regulatory bodies as well as a comprehensive discussion of the minimum AQB qualifying criteria for supervisory appraisers and the various appraiser classifications. Obligations of appraiser ethics and competency are also discussed with a focus on supervisory appraisers and trainees. The course concludes with specific roles and responsibilities of supervisory appraisers and trainee appraisers, including a final chapter that serves as a best practices checklist, designed to ensure thorough and meaningful supervisory oversight, and best practice development by trainees in appraisal development and reporting.
